Item Accessibility, urban form, and property value: A study of Pudong, Shanghai(Journal of Transport and Land Use, 2018) Guan, ChengHe; Peiser, Richard B.The effects of metro system development and urban form on housing prices highly depend on the spatial temporal conditions of urban neighborhoods. However, scholars have not yet comprehensively examined these interactions at a neighborhood-scale. This study assesses metro access, urban form, and property value at both the district- and neighborhood-level. The study area is Pudong, Shanghai, where metro system development has coincided with rapid urban growth. Two hundred and seventy-nine neighborhoods from 13 districts of Shanghai are randomly selected for the district-level investigation and 31 neighborhoods from Pudong are selected for the neighborhood-level investigation. The analysis of variance shows that metro access is more positively correlated to property price in Pudong than other districts. The Pearson correlation, principle component, and ordinary least square regression analyses show that while accessibility attributes have a positive influence on housing prices, neighborhood characteristics also exhibit a pronounced impact on property price change over time. This study extends our knowledge on how metro system development interacts with land-use efficiency and discusses planning policies that correspond to different stages of development.Item Car ownership and commuting mode of the “original” residents in a high-density city center: A case study in Shanghai(Journal of Transport and Land Use, 2021) Chen, Tao; Pan, Haixiao; Ge, YanboAs a result of rapid urbanization and motorization in China, numerous mega-cities have emerged, and large numbers of people live and work in the city centers. Consequently, developing a public transport-oriented urban structure and promoting sustainable development are major planning strategies for the country. To understand the impact of rail transit on motorization in a high-density city center, we conduct a household travel survey in three neighborhoods around metro stations in the central area of Shanghai. We examine the car buying and commuting behavior of those Shanghai "original" residents who lived there when the city began growing, engulfing them in the center.Item Does metro proximity promote happiness? Evidence from Shanghai(Journal of Transport and Land Use, 2018) Li, Wan; Sun, Bindong; Yin, Chun; Zhang, Tinglin; Liu, QianqianAlthough an increasing number of scholars are evaluating rail transit benefits, there have been surprisingly few studies of the links between metro proximity and happiness. The principal objective of this paper is to assess the benefits of metro proximity for individual’s happiness. A key challenge to empirically answering this question is the fact that residential location is likely to be the result of self-selection, i.e., personal preference, such that living around a rail station can increase residents’ happiness. Taking advantage of the largely exogenous residential locations of those who bought their house 10 years earlier than the operation of their nearest metro station and those households living in non-market housing in Shanghai, we find proximity to a subway station robustly promotes happiness at the individual level. These results suggest that the development of rail transit and transit-oriented development (TOD) are promising ways to increase happiness.Item Exploring correlates of passenger satisfaction and service improvement priorities of the Shanghai-Nanjing High Speed Rail(2018) Zhen, Feng; Cao, Jason; Tang, JiaAssessing passenger satisfaction is essential to enhancing loyalty and increasing ridership on high speed rail (HSR). Many studies explore passenger satisfaction with transit and conventional railway, but there are only a few that look at HSR. Although the HSR studies provide information on the relationship between service quality and passenger satisfaction, few identify the attributes that have the largest impact or improvement priorities for existing HSR. This study employs multivariate regression and importance-performance analysis to identify influential attributes and service improvement priorities for the Shanghai-Nanjing HSR. We found that the most important correlates of passenger satisfaction were staff attitudes, convenience of ticket purchase, and ease of the access trip. In general, passengers are satisfied with HSR services, especially with the attributes that are critical to overall HSR satisfaction. However, we found that improving toilet sanitation and seat comfort on the Shanghai-Nanjing HSR would increase passenger satisfaction.Item Transferring land use rights with transportation infrastructure extensions: Evidence on spatiotemporal price formation in Shanghai(Journal of Transport and Land Use, 2019) Chang, Zheng; Murakami, JinTo address the efficiency and sustainability of residential suburbanization under state leasehold systems, this study examines the price formation of long-term land-use rights for general and compensational housing empirically, considering the successive expansions of new metro lines and highway networks during 2004–2016 in Shanghai—one of the world’s fastest growing megacities. The results of our spatial autoregressive models infer that the accessibility benefits of metro extensions are considerably capitalized into both the ask and transaction prices of land-use rights for general housing in the suburbs, whereas those for highway construction are insignificant. A series of spatiotemporal regressions demonstrate that the premiums for proximity to new metro stations bid by private developers are much higher than those asked by local governments during pre-metro years, probably due to local governments' strategic site arrangements for transit-oriented suburbanization and/or developers' speculative land acquisitions in Shanghai's upward suburban housing market. This study further reveals that the prices of land-use rights for compensational housing do not reflect any economic externalities attributable to metro stations and highway interchanges, which might trigger the unfair redistribution of property rights, accessibility, and economic opportunities among relocated farmers around city-fringe areas.Item Understanding jobs-housing imbalance in urban China: A case study of Shanghai(Journal of Transport and Land Use, 2021) Xiao, Weiye; Wei, Yehua Dennis; Li, HanShanghai has experienced a rapid process of urbanization and urban expansion, which increases travel costs and limits job accessibility for the economically disadvantaged population. This paper investigates the jobs-housing imbalance problem in Shanghai at the subdistrict-level (census-level) and reaches the following conclusions. First, the jobs-housing imbalance shows a ring pattern and is evident mainly in the suburban areas and periphery of the Shanghai metropolitan area because job opportunities are highly concentrated while residential areas are sprawling. Second, structural factors such as high housing prices and sprawling development significantly contribute to the jobs-housing imbalance. Third, regional planning policies such as development zones contribute to jobs-housing imbalance due to the specialized industrial structure and limited availability of housing. However, geographically weighted regression reveals the development zones in the traditional Pudong district are exceptional insofar as government policy has created spatial heterogeneity there. In addition, the multilevel model used in this study suggests regions with jobs-housing imbalance usually have well-connected streets, and this represents the local government’s efforts to reduce excessive commuting times created by jobs-housing imbalance.
